Bayporte Financial Mill Valley, California I'm a mortgage broker and my philosophy is: EVERYBODY IN AMERICA DESERVES THEIR OWN HOME. There are years of recession behind us. Much damage has been done to peoples credit. The mortgage market knows this and has adjusted accordingly. With knowledgeable help it is possible to navigate the ocean of loan products and avoid the obstacles. For starters, your creditors don't gain by reporting unfavorably about you. hey are often willing to give you the benefit of the doubt. Each time you improve an account rating you are maneuvering toward a lower rate. Here is an example of what I mean. Recently a client came to me with 30, 60 & 90 day lates listed on some accounts. He had gone through a difficult period of re-adjustment after marrying a woman with 4 children. Following a Christmas with his new family he had fallen behind. It took several months to double up on payments to catch up. While he made payments lates were recorded from the original late date. These are referred to as "rolling lates". After some discussion he was left with only two 30 day lates. The lender didn't even care. They just wanted an explanation letter in the file. I got that particular family a six bedroom house in San Francisco. During the escrow the wife had her sixth child. Yes, I know, now they need one more bedroom. I don't clean up credit for a living but I'll work with you to get a home loan with affordable payments. Send me a brief description of what you want to do, purchase, re-fi etc. and let me know what obstacles we will need to overcome. I look forward to working with you. Sincerely, Carmine Pascucci Senior Loan Officer
