Custom Designer Properies forgettable

I just have a small irretating issue. I've got a C# Assembly that contains
all my custom controls in it. The aasembly has a form and some controls with
extended features and properties thats imported by a .NET project to define
the base form and controls in the application.
Now. When I change the imported controls' properties is design time using
the object inspector, BDS would insert the code in the BDS
initializeComponent(), but when I run the application the applaiction does
not reflect the changes. When I stop debugging, and go back to the
initliazeComponet() the code that was previouslly there is then gone. This
is erratic and i cannot find a fixed pettern - sometimes it does keep
certain properties, and some times it does not 'compile' the chaged
properties. I've tried expicitlly Make, Build, Save and all combinations of
it. The only way the properties are compiled correctlly everytime is when I
define by hand the properties during the Load-event. - this is a shlep. its'
propbably 15 controls with 8 different combonations if custom properties.
Hate coding the properties...:(

Am I the only one that experience this problem? Am I missing a technique? Am
i using the wrong access modifiers for properties?

Please enlighten me.
