***** MUST SELL by end of January 2005! ***** For sale: 12' x 70' two-bedroom mobile home in good condition. It's set up on a large lot in a quiet, well-maintained park, approximately 4.5 miles south of Ithaca on the TCAT bus route in the Newfield school district. This good starter home is set up in a country setting on a mature landscaped "corner" lot and comes with: Refrigerator Range Fan/light range hood Natural gas water heater Natural gas heating furnace (also available: electric heat as back-up) Washer/dryer 10' x 7' wooden barn-type storage shed 10.5' x 20' covered patio 12' x 21.5' carport Peaked, shingled roof Light green aluminum house siding 3 Ceiling light/fans (installed) plexiglass interior storm windows umbrella-type outdoor clothes line OWNER MOTIVATED TO SELL!!! PRICE DRASTICALLY REDUCED TO $4,500 or best offer. Interested? Please call Candias at (607)256-2017 weekdays, (607) 327-1273 evenings and weekends, or e-mail <Valley7candias@yahoo.com>. Prospective tenants/owners must agree to a credit check (There is a small fee for this ~ $15) and be approved by park owner to live there; however, the home CAN be moved to another location. Currently, the lot rent is currently $274 per month, however, you can apply for the STAR discount of ~ $25.00 per month if you own the home, and get another $15 per month discount if you get the lot rent paid by the 10th of the month; which brings the monthly rent down to $233.00 which is quite reasonable for being so close to Ithaca, I hear. In addition, the lots are bigger than in many other mobile home parks, and you don't have to share a yard with your neighbors. The lot rent includes water, road maintenance, nuisance tree trimming, taxes & sewer. They have even removed in-ground bees nests for me at no charge. The utilities ran my last tenant approximately $110 per month (gas and electric through NYSEG). Other items that may be of interest: There is a tree swing in the front yard and a fishing stream that runs through/borders the park where people catch trout, etc. Also, there is a trail up to a waterfall in the back of the park that's pretty cool. There are several swimming holes throughout the falls. This is country living (lots of trees in the park, quiet neighborhood) yet only a few minutes into town. We really liked it there, but outgrew the home and wanted our own land.
