東急リアル・エステート投資法人は開示情報で詭弁を弄する。開示情報で保有物件に
ついて「賃料減額に応じ、代わりに10年間の定期借家契約とする」と説明する。驚く
べきことに、これにより「物件の資産価値は向上いたしました」と結論付ける（東急
リアル・エステート投資法人「資産の譲渡に関するお知らせ（横浜山下町ビル（バー
ニーズニューヨーク横浜店））」2006年3月29日）。低家賃の長期契約を締結するこ
とで資産価値が向上するとは詭弁である。予測される賃料収入が減額されれば、収益
還元法で評価するならば物件の鑑定価格は下がる筈である。
株と比較したREITの良さは投資対象の収益（業績）予想の安定性・透明性にある。し
かし投資家を欺くような真似が横行しているのが現実である。分配金額を会計操作で
意図的に運用会社に都合よく増減させたり、各期の特殊要因を隠し立てする（あるい
は、あえて分かりにくくしておく）、ご都合主義の鑑定評価を公表する。誠実な情報
開示がなされないなら、正しい投資判断を下すことはできない。
