Urgent comment - termites & house value concern

Hi:

I'm a first time home buyer and would need your urgent comment ASAP in
order to make a very quick decision. I'm interested in buying a
house. But the house I like (in Massachusetts) was termite-treated
about 8 years ago. The termites were found only in the garage. My
question is even it may pass the termite inspection, but would this
kind of house be hard to resell or this will lower the resale value of
the house if I want to sell it one day in the future. If it's hard to
resell, I may not want to buy it. So your comment would really help.

Any comments or inputs will help.

Thanks in advance.

You just wrote that you are interested in buying it even though it had
termites 8 years ago. there is a large probability that someone else would
be interested if the house doesnt have damage or active infestations. You
may want to check water drainage around the foundation since that causes
damage and entices termites. that would be the long term problem, if the
drainage allows for accumalation of moisture.

Thanks for your inputs. I won't rush into buying this house because
it does have a drainage near the house which is at the lowest point of
that development area.

Thanks.

Hi Morris,

With Termites, if you were to buy the home, I would treat the problem ASAP
so they don't continue doing damage. Always use a licensed professional
for all such work.
When a buyer would consider buying your house in the future, they would
most likely have their own termite inspection, and the results may be a
factor in the pricing of the home. So in regards to your potential
purchase, get a termite inspection, and find out what kind of costs are
involved for repiars and use that in your decision making.

Let me know if I can be of any assistance to you in the Bay Area with your
Real Estate or Home Loan needs.

I don't know this for certain, but my intuition is that the effect of a
history of termite infestation on the salability of a property going to
be highly dependent on location. In some areas, termites are
commonplace and not all that serious a concern to most buyers as long as
the damage has been or can be identified and repaired at reasonable
cost. In other areas, however, where termite infestations are less
common, a history of termites may be something which has a much more
serious negative effect on the salability of the home.

I would suggest finding one or more trusted, impartial advisors who are
closely familiar with the particular real estate market where the house
is located and asking for their viewpoints. That's going to be worth a
lot more than advice from people who don't necessarily know much about
that area.
