For all the claims that the office towers that are going to be
replaced WTC have tenants waiting to move in, IMO, the next atttack on
any tower in the world will make them unrentable.  From first-hand
experience I've seen office staff in big buildings get "spooked" from
rumors of asbestos or odors that everone believes exist but can't be
proven.

If the Human Resource dept of a big tenant decides that they will have
problems recruiting or have to pay 10% more, it's all over as rentable
space. Residential space is even worse.
