Land is a commodity. It is bought, it is sold, it is stolen, it is used. The value of land is what it will fetch in an exchange. Nothing more, nothing less. There is no instrinsic value to any commodity. There is only exchange value. That is my view of the matter. Land and butter differ only in that land is not made from simpler stuff by humans (except for the Dutch who made land from the seabottom). All stuff is primordial (it just is) or is made from primordial stuff found in nature. The value of land is value added. It is the value you will exchange with me for land I claim or the value of the effort you will exert to take it from me by force. Either way, as soon as I fence it and claim it, land has acquired a value that it does not have when it is unoccupied. If you want it from me, make me an offer I won't refuse, or bring your army.
