Apropos whining renters: Here's some things to think about.

Want to know why the deposits are so high? Last night we learned
that the former tenants
painted two murals on the walls inside the house
effectively destroyed the trees out front
	trashed the inside

The cost is going to be in excess of the $500 deposit they paid. I don't
have very high hopes of getting the extra money they owe. So the deposit
for the next tenants will be higher, in case this happens again.

The damage *might* have been stopped before it got so expensive, if the
inspections Mr. Tate abhors had taken place once in a while. I get this
instead, for being a nice guy (and privacy enthusiast myself), and all future
tenants suffer.

grumpy,
mark

whining owners .... no, seriously .... having been a landlady myself, all it
takes is a phone call to ask if you might come over and inspect the plumbing
or the air ducts or all the other things that need a look-see every once in a
while. my tenants always said okay, even when they were rotten tenants for
other reasons.

but i do have to add ... if these were long term tenants with a relatively low
rent, then i really do feel for you ... but if they were paying the kinds of
rents people are paying these days for low-mortgage frame firetraps here in
Austin, well just count up your large net profit and cheer up.

and don't forget to deduct deduct deduct!

Oh honestly... stop whining. Your appropriate action here is to
take them to court and get the damages out of them. It is NOT to
play big brother with them while they are living there. I think
that's about as common sense as you can get, but apparently you
don't agree...

If tort 'reform' becomes a reality, Mr. Brown might not have the option.
Think about it and call your favorite legislator.

Realistically speaking, the chances of getting compensated for damages
sustained by a renter is almost nil here in Texas courts. Even if you
happen to win, there's no reasonable no way to *collect* if they don't
want to pay.
