I can't give you numbers, but I can suggest a procedure: not
easy, but workable. When we had looked enough, we picked out four
or five very comparable houses, and made it utterly unequivocal to
the agent that if the first one we bid on didn't make a very close
counter-offer, we'd drop it and make a bid on the next, and so on
through the short list -- and even go back to the first, if
necessary.
Of course the first one counter-bid high, and we had to grit
our teeth hard. But that meant the agent showed the sellers of the
second, when they were debating a counter-offer, the pictures of
the one we'd just walked away from. That convinced them they had
to counter-bid close, or not counter-bid; and, as it turned out,
the second was already one that wanted badly to sell.
Good luck -- and strength to your jawbone!
