New Smyrna subdivisions

There are two new subdivisions going up in Smyrna where I'm considering
buying a house - Greenwood by Monte Hewett and Park View by the Pritchard
Brothers.

Greenwood is off of Stephens St. and Park View is off of Powder Springs St,
both pretty close to the Village Green.

I was wondering if anybody has any idea what was at these locations before 
these developers bought the land?  Especially at Greenwood, since it's got
a creek running through the back of the subdivison.  Could be harmless, or
could be indicative of wetlands (a bloody swamp!) or some other type of
problem area.

Also if anybody has comments on the quality of either builder...
