Fortunately, there are state laws protecting tenants that override 
lease contracts.  You just have to know what the law is, to get your rights.

There are usually organizations to inform tenants. In Dallas its
"the Dallas Tenants Association". They provide free lawyer advise
and a pamplet stating clearly state laws to protect tenants rights.
